Finca Insurance in Spain

Cover for fincas, country houses and rural property β€” including outbuildings and land.

The dream of a finca in the Spanish countryside β€” a stone farmhouse, an olive grove, room to breathe β€” comes with insurance questions a town flat never raises. Rural properties have outbuildings, land, wells and a different risk profile, and they're notoriously easy to under-value. This guide explains how finca and rural-property insurance in Spain works, what to include in the sum insured, and the specific risks (wildfire, flood, isolation) that rural cover needs to address.

What's different about insuring a finca

A finca is rarely just a house. It's a house plus, potentially, barns and storerooms, a garage or workshop, a pool, a well or borehole, boundary walls and fencing, and a chunk of land β€” sometimes with agricultural use. All of that can be damaged, and much of it needs reflecting in the policy. Rural settings also change the risk: greater exposure to wildfire in wooded or scrub areas, flash flooding in valleys and near seasonal watercourses, and longer response times for emergency services and tradespeople, which can turn a small incident into a larger one.

What finca insurance in Spain covers

  • The main house and outbuildings at the correct combined rebuild value.
  • Contents and public liability β€” the latter important where there's land, a pool, or visitors.
  • Water damage, fire (including wildfire exposure), theft and storm, plus the Consorcio surcharge for extraordinary events.
  • Home assistance, which is especially valuable given rural distances.
  • Optional extras: swimming pools, solar panels, and certain agricultural elements.

Don't under-value the rebuild β€” outbuildings count

The most common finca mistake is insuring only the main house and forgetting the barn, the garage, the pool and the walls. Rebuilding those after a fire is a real cost, and leaving them out of the sum insured exposes you to the average clause (regla proporcional), which can scale down any claim. Rural construction β€” thick stone walls, traditional timber, local materials β€” can also be more expensive to rebuild authentically than people expect. We help you arrive at a realistic combined figure; see buildings & contents insurance.

Wildfire, flood and isolation

Standard fire cover applies, but in a wooded or scrub setting the wildfire exposure is real, which makes both accurate valuation and basic firebreak/clearance good sense. Properties near seasonal rivers or in valleys should keep flood awareness front of mind β€” extraordinary floods are met by the Consorcio. And because help is further away, a strong home-assistance service and prompt claim handling matter more than they would in town.

Holiday and non-resident finca owners

Many fincas are holiday homes or owned by non-residents, standing empty between visits. That brings the usual unoccupied-period considerations β€” water off at the mains, basic security β€” which we'll explain and build into the cover. Everything is arranged and handled in English.

Frequently asked

Common questions

Are outbuildings, pools and land covered on a finca?

Outbuildings and pools can be included in buildings cover and should be in the rebuild value; tell us what's on the plot and we'll make sure it's reflected. Cover varies by insurer and policy, so always check your policy terms.

Is wildfire covered?

Fire cover applies, but rural and wooded settings raise the exposure β€” accurate valuation and basic land clearance both matter.

Why are fincas so easy to under-insure?

People insure the main house and forget barns, garages, pools and walls. Rebuilding those is a real cost, and omitting them risks the average clause cutting a claim.

Can non-residents insure a finca?

Yes β€” arranged in English, including for holiday use, with unoccupied-period conditions explained.

Not sure what cover you need?

Tell us about your property and we'll recommend the right cover β€” in plain English, with no pressure.
