When to Arrange Home Insurance When Buying in Spain

When to arrange home insurance when buying in Spain β€” before the notary, what lenders require, and how to be covered from completion day.

Buying a property in Spain is busy enough without an insurance scramble at the last minute. The good news is that timing it is simple once you know how the purchase works β€” and getting it right means you're protected from the moment the home is yours.

The key moment: completion at the notary

A Spanish purchase completes when you sign the escritura pΓΊblica before a notary and the keys change hands. From that moment the property β€” and its risks β€” are yours. The aim is to have cover that starts on completion day, so there is never a gap between owning the home and insuring it. See our guide for property buyers.

If you're buying with a mortgage

A Spanish lender will require buildings cover in place for completion, because the property secures the loan. The bank will offer its own policy at the signing β€” but you're generally entitled to arrange independent cover that meets the lender's requirement, often at a better price. Sorting this before the notary date, not on the day, gives you the choice; we explain it in mortgage home insurance.

Arrange it a week or two ahead

The practical advice: get your quote organised a week or two before completion. That leaves time to set the rebuild and contents values correctly, confirm the start date for completion day, and β€” if there's a mortgage β€” give the lender the independent policy rather than defaulting to theirs under time pressure.

New builds and off-plan

For an off-plan purchase, cover typically starts when you take possession of the finished home, not when you reserve it. We'll line it up to begin on the right date.

Frequently asked

Common questions

When should I arrange home insurance when buying in Spain?

Aim to have cover starting on completion day, when you sign the escritura. Arrange it a week or two ahead so the values are right and there's no gap in cover.

Do I need insurance before signing if I have a mortgage?

Yes β€” lenders require buildings cover in place for completion. You can usually arrange independent cover that meets their requirement rather than taking the bank's policy.

When does cover start on an off-plan property?

Typically when you take possession of the finished home, not when you reserve it. We'll set the start date accordingly.

Not sure what cover you need?

Tell us about your property and we'll recommend the right cover β€” in plain English, with no pressure.
