Home Insurance for UK Owners in Spain (Post-Brexit)

A guide for British owners of property in Spain — how home insurance works from the UK, what changed after Brexit, and how to insure your Spanish home in English.

A guide for British owners of property in Spain — how home insurance works from the UK, what changed after Brexit, and how to insure your Spanish home in English.

Britons remain among the largest groups of foreign property owners in Spain, and the good news for home insurance is that very little about it changed with Brexit. You can still insure a Spanish property from the UK, in English, as easily as ever. This guide explains how home insurance works for UK owners of Spanish property, what (and what didn't) change post-Brexit, and the practical points worth knowing.

Can UK residents insure a Spanish property?

Yes — straightforwardly. Home insurance in Spain is arranged on the property, and you don't need to be Spanish or resident to insure one. We set everything up for UK owners from the UK, in English, with documents by email — see non-resident home insurance. Brexit didn't change this: the Spanish home-insurance market is open to foreign owners regardless of EU membership.

What Brexit did and didn't change

For home insurance specifically, very little changed — the cover, the insurers and the process are the same. What changed for UK owners sits around the property, not in the home policy:

  • Time limits on visits. As a non-EU national, UK passport holders are generally limited to 90 days in any 180 in the Schengen area without a visa or residency — which means many British owners now spend less continuous time at the property, making the empty-period side of cover more relevant.
  • Residency and tax status. The routes to Spanish residency changed post-Brexit; that's a matter for an immigration adviser, but your residency status does affect whether the home is a main residence or a holiday home for insurance.
  • Non-resident tax. UK owners are now taxed as non-EU non-residents on a Spanish holiday home — a tax point, not an insurance one, but worth factoring into running costs. Speak to a Spanish accountant.

None of these stop you insuring the property; they just shape how the home is used, which is what the policy should reflect.

The 90/180 rule and your cover

Because many British owners can now only visit within the 90-in-180 limit, their Spanish home is empty more of the year than it used to be. That makes the empty-property side of cover important: declare the real occupancy, keep the water off at the mains during long absences, and maintain basic security, and the policy stays valid through the gaps. See unoccupied property insurance.

Insuring and claiming from the UK

Everything runs remotely. You arrange cover from the UK by phone, email or WhatsApp; documents come by email; and if you need to claim while you're back in Britain, you report it to us and we manage the Spanish insurer and loss adjuster in English on your behalf. For UK owners who don't speak Spanish, that's the single most valuable part of how we work. See making a claim.

The bottom line for British owners

Brexit changed your travel and tax position, not your ability to insure a Spanish home well. Insure the property on the right footing for how you now use it, mind the empty months, and have it all handled in English. Get a quote or see our guide to home insurance for expats.

Frequently asked

Common questions

Can UK residents still insure a Spanish property after Brexit?

Yes — easily. Home insurance is arranged on the property; you don't need to be EU or resident. We set it up for UK owners from the UK, in English. Brexit didn't change this.

Did Brexit change Spanish home insurance?

Not the home insurance itself — cover, insurers and process are the same. What changed sits around it: the 90/180-day visit limit, residency routes and non-resident tax status.

Does the 90/180-day rule affect my cover?

Indirectly — many UK owners now spend less time at the property, so it's empty more. Declare the real occupancy and meet the empty-property conditions and the policy stays valid.

Can I claim from the UK if something happens?

Yes — you report it to us and we manage the Spanish insurer and loss adjuster in English on your behalf, so you're not handling a Spanish claims process from Britain.

Am I taxed differently on my Spanish home as a UK owner now?

UK owners are now treated as non-EU non-residents for Spanish property tax — a tax matter, not insurance. Factor it into running costs and check with a Spanish accountant.
